Been there. I've had all of the above at one point or another, but not all at the same place.

350 is probably all you will get out of them. Is it worth it to take them to small claims for the rest? Have you documented everything? Shower head, insects, etc?

Check you local paper and see if they have a "consumer Column" where people get their problems fixed. Publicity can be a great weapon. I'll bet they'll be a heck of alot more cooperative when the PAPER calls them. Your list of issues seems good enough to attract some interest.

The fact that they're willing to let you get out of the lease shows they're not totally asses.

Yeah, that can work too and can be worth a shot if you don't get any response from the paper or tv station, but sometimes they catch on and then get real stubborn.
